An Eco Luxury, Net Zero & LEED Platinum Home Under Construction in Montecito, CA

Here is an update on the Eco Luxury House we are building at Butterfly Beach in Montecito, Ca. We collaborated with our friend and colleague Michelle Kaufman on the design of this home. Early on in the process we had intended this house to be a modular or prefab home because at that time we had the belief that this was the most proactive way for us to be as green as possible utilizing Michelle's five eco principles . This was not necessarily the case, and in the end we are actually building a custom home built on site that is as green or greener than our original prefab plan. In fact we are right on track to be the first LEED For Homes PLATINUM CERTIFIED home in Montecito and also hope to achieve and annual Net Zero Energy Equalibrium.  I know that Michelle is thrilled that we are determined to figure out how to make the most sustainable project as is possible now. It is the positive result of what turned into a somewhat unfortunate experience.
There is a sad tale with a happy ending that took us in our current direction. As many people know Michelle Kaufmann's company MKD Homes Closed it's doors in June of 2009.  We were slated to begin the prefabrication process of the original design for this house just as the factory and Michelle Kaufmann closed theirs doors. This was a terrible consequence of the poor economy last year. After we stopped reeling from this unfortunate news, we reorganized our process (at a cost of 4 months and substantial redesign expenditures) and became even more determined to build a sustainable home. In the end, we are building a very high end, high quality, custom, sustainable home. We are happy that Michelle reorganized is practicing architecture and design is still a champion of sustainable and even eco luxury design. Here's the new Michelle Kaufmann Studio.  Also, MKD Homes are now offered by  MKdesigns by blu homes which we think is fantastic that all of Michelle's intellectual collateral will continue on.  We wish Michelle and blu homes smooth sailing ahead!

Gorgeous and Green Airport Design

There are a few notable airports around the world who have incoorperated responsible sustainable or green measures in the building or remodeling of their airports.  Beijing installed skylights to reduce need for electricity and faces the southeast to let in the heat of the early morning sun.  Boston has 20 wind turbines that crank out 100,000 kilowatt hours per year meeting 2 percent of electricity needs.  It is the first LEED Certified airport terminal featuring a heat reflecting roof, waterless urinals and storm water filtration.  Toronto is home to 29 Raptors that scare away intruding flocks of birds the natural way.  They have hybrid handling vehicles and an on site composting program.  Vancouver uses 2 Border Collies with Managing officers to scour the 3200 acre grounds for unwanted critters and uses a solar powered heating system.

Visual elements are not spared in the process of incorporating consideration of the environment in most of these designs.  Madrid's airport, below, is a fine example of this.  As greenarki notes, Architects, Richard Rogers Partnership with Estudio Lamela took pains to make Madrid's new airports passenger and baggage terminals as environmentally friendly as possible, orienting them in a north-south direction and using passive design features to reduce the need for energy intensive heating and cooling as much as possible.  Note the dramatic use of eco friendly bamboo in the ceiling design.
We are proud to report that our hometown airport in Santa Barbara, CA is working on a remodel that will incorporate the general goals of LEED and will become one of the greenest airport designs in the US.

 SBA Eco Friendly concepts will include:

*Water efficient landscaping
*Innovative waste water technologies
*Water conserving fixtures that maximize water efficiency within the buildings
*Alternative transportation such as an additional bus line, secure bicycle racks, and preferred parking   for carpools, vanpools and a percentage of fuel efficient vehicles
*Energy efficient buildings
*A high ratio of open space to the development footprint to promote Biodiversity
*Photovoltaic systems and other strategies to increase levels of on-site renewable energy
*Building products that incorporate recycled content materials
*Wood based materials that are certified as coming from sustainably-managed forests
*Introduction of daylight and views through a combination of skylights and high windows
*Ventilation systems that enhance air quality performance


Possibly the most environmentally conscious airport in the world will be featured at Zurich.  Enroute profiles the plan to use geothermal energy, solar cells, utilizing rainwater for toilet flushing and an on-site compressed natural gas station..  Even more, awaiting passengers will be able to observe the airports adjoining "safe habitat for over 50 species of flora and fauna".  Imagine bike paths, bunnies and beaver colonies.  One kilometer swath of land nestled in between the two main runways.

Architects are Riken Yamamoto and Field Shop and work is slated to begin in 2012 and be completed by 2016.

This Eco Luxury Home Will Produce As Much Energy As It Consumes...Making It Net Zero

Maienza-Wilson's current project, in addition to being slated for LEED for Homes Platinum certification is a Montecito, California beach house that will also be a net zero energy home.  The concept of net zero is that a home generates the same amount of energy that it consumes on an annual basis. This is accomplished with the right combination of very efficient mechanical systems, lighting, building materials and appliance choices matched with properly sized solar systems to achieve an annual + net zero energy equilibrium.

On the production side, the butterfly roof will hide 40 south facing solar photovoltaic panels, producing over 12,800 kWh (kilowatt hours) per year.

On the consumption side, spray-in foam insulation, high-performance windows and doors, an air to water heat pump for super efficient space conditioning and water heating, radiant floors, Energy Star appliances, and LED lights will make the home highly efficient so that the solar panels can provide all the power needed to run the home.

By being tied to the electric power grid, the home can actually feed power into the grid on bright, sunny days when it’s producing more than it needs to run the home and draw power at night and on rainy days when it needs more energy than it’s producing.  By balancing the supply and demand of energy over time, the result is a net zero energy home.

Hope: Rebuilding After a 8.0 Earthquake - Learning from China

It has been a year since the May 12, 2008 Sichuan earthquake in China that killed more than 70,000 people.



China's strongest earthquake for more than half a century, with a magnitude of 8.0 (en.wikipedia.org), it devastated large parts of the province of Sichuan. More than 10 million people were made homeless, most of them poor and elderly villagers (cities were not badly damaged).

Getting Sichuan back to normal is critical for not only the province's people, but for all of China. Sichuan is China's rice bowl, growing more food than any other province. But despite the abundance of food, Sichuan remains poor and has seen its working age population move away for work. If it is to have a viable future then its communities need to get back to normal as fast as possible - and its farming economy back to full production.

The unprecedented media coverage of the disaster meant people across China saw the scenes of devastation and have since contributed large donations to help with the reconstruction. The Chinese government has pledged to spend US $151 billion on reconstruction projects.

Finding ways to re-house people after large disasters has become an urgent issue over the last five years. From the Asian tsunami to Hurricane Katrina in the United States and multiple hurricane disasters in the Caribbean, restoring communities is critical for the health of the people and the economies they rely on. Experience has shown that temporary shelters have many drawbacks, being usually of poor quality for long-term habitation and a source of health problems.

The temporary shelters erected for the Sichuan homeless are unsuitable for long-term housing: the 12 square metre grey boxes - two sheets of aluminium sandwiching a polystyrene core for insulation - have no heating. The occupants roast inside in the summer and freeze in the winter. They are also located away from the main source of income: the farms.

The temporary shelters are slated for shutdown starting in August of this year. A massive reconstruction effort is underway and new villages are springing up. The Chinese government pledged to have everyone building their own homes by the one year anniversary of the earthquake, but for many, cash to do so is missing.

The dilemma is how to build new, long-term houses that will not cost too much. Inflation has increased the costs of conventional building materials: bricks, cement and steel.

But the use of traditional building materials and home designs offers an alternative. By drawing on the abundant bamboo and wood in Sichuan and by building to traditional designs, cheaper but sturdy and beautiful homes can be built.

An average home now costs around 80,000 yuan (US $11,688). The Chinese government estimates the price is now 820 yuan per square meter for a new home: bamboo homes cost between 300 and 400 yuan per square meter. Government compensation is between 16,000 yuan (US $2,337) and 23,000 yuan (US $3,360) per family. The bamboo houses range in size from 75 to 200 square metres, and in cost from 22,500 yuan to 80,000 yuan for a very large home.

In Daping village, Pengzhou Town, original homes destroyed by the earthquake sit at the edge of a forested hill. Their frames are more or less intact, but the walls and roofs have collapsed. The new houses replacing them are large, two stories high and have solid grey clay tile roofs. The beauty of the designs stands out and sits in stark contrast to the temporary shelters and concrete buildings.

"There are 43 houses and two public buildings being rebuilt in this project," says Hu Rong Rong of the Green Building Research Centre of Xi'an University of Architecture and Technology. "The design and the main building material are based on the ecological and sustainable habitat idea. The place (Sichuan) is rich in bamboo and wood. These natural materials are cheap and friendly to the environment. In some buildings we use light steel which can be also recycled."

The new homes are built to earthquake resistance standards. A team of 15 people from the research centre and two from a design institute developed the home designs and supervised the training of local people. They were joined by 10 people from an NGO calledGlobal Village of Beijing, who managed the project to completion.

"All the designs were discussed with the local people," continues Hu. "We trained a local construction team, which means the local people would build their own houses by themselves. Both our research center and the local people were involved in developing the home design.

"To get the trust from the local people is a challenge in the project. We resolved it by showing our respect to the local people. Before we started our design we discussed with the local people many times to know what kind of house they like. We built the first house to make them believe us."

Hu believes it is possible to replicate the homes across Sichuan.

"The design is suitable for other villages in Sichuan which have a similar climate and culture with this village. To rebuild sustainable houses after a disaster we should know well about the local life, environment and culture - try to find the useful technique which was used in their traditional houses and upgrade the traditional house to meet the need of their modern life."

Others have not been as lucky as these villagers. In the village of Yuan Bao, Chen Jingzhong, 66, has had to build a makeshift shack: "They wanted to get us to build our own houses but they didn't give us enough money," Chen told the Telegraph Magazine. "All we could afford was this shack, which we built ourselves, with our own hands and without any help from anyone."
